All the necessary documentation has been prepared for the processing of the documentation for the building permit for the reconstruction of the building, with a total value of project and exploratory work of 150,000 CZK. The entire property, land, and surrounding area were scanned with a precise geodetic 3D scanner into a point cloud with a viewer for individual scanning stations. The measurement accuracy guarantees a maximum deviation of 5 mm. Detailed documentation of the existing state was processed from the geodetic survey, which can serve as a basis for all further project stages of the building change. The geodetic survey was supplemented by a construction-technical survey of decisive structures. The building was inspected by a structural engineer, and an expert opinion on the existing state and recommended solution for the reconstruction of the building was prepared. Based on this data, a study of the reconstruction of the building was processed, which maximized the usable area of the residential attic. The study also included the design of a garden concept with terraces and a gazebo in direct connection with the residential rooms of the house and views of the Beskydy Mountains panorama. The proposed changes to the building were positively discussed with the building authority, and in preliminary negotiations, the possibility of using the new nearby parking areas of the town of Brušperk to ensure the necessary parking area was also agreed – i.e. the proposed increase in the capacity of the building. A new Energy Performance Certificate (PENB) was also processed for the project, taking into account the possibility of using grants for the reconstruction of the building.
The current owner has all the above-mentioned documentation in a digital editable form, and a new investor can directly follow up on the processed documentation for the building permit. The house has an approved Boiler Replacement Grant until February 2025, and the evaluation of Green Savings adds further value to this investment.
